A $31 million upper penthouse at Una Residences has come to market with nearly 10,000 square feet spread across three levels and a private rooftop overlooking Biscayne Bay.  It arrives during a period of continued luxury development in Brickell, while buyers have far more condo and townhome inventory to consider than they did during Miami’s post-pandemic surge.

As of September 11, more than 1,000 condos and townhouses were available in Brickell, according to PBP Real Estate’s analysis of BeachesMLS data. The 1,071 active listings equated to 17 months of inventory, while August sellers received a median 95% of their asking price. High-end demand has remained active across Miami-Dade, where MIAMI REALTORS® reported that sales of homes priced at $1 million and above rose 15.5% year over year in July.

Miltiadis Kastanis of Compass, the listing agent for the Una penthouse, said buyers at this price point are looking more closely at how a residence is designed and how they would live in it. “At this level, it’s less about simply having more space and more about having the right space,” he said. Privacy, outdoor living, views, wellness, discreet service, and  distinguished architecture are among the priorities he is seeing.

The six-bedroom residence has more than 7,000 square feet of interiors and nearly 2,900 square feet of private terraces. A private elevator connects the three floors, which include a double-height living space and two primary suites, one facing the Miami skyline and the other overlooking Biscayne Bay. The penthouse sits 579 feet above Brickell with unobstructed views, while its private rooftop includes a pool, summer kitchen, steam shower, and sauna.

Adrian Smith + Gordon Gill Architecture designed Una with broad terraces and a sweeping, curved silhouette inspired by classic yacht design. Residents also have access to three pools, fitness spaces, a spa, and a movie theater, as well as membership at the Grand Bay Club on Key Biscayne.

Brickell’s residential growth has accompanied a broader concentration of wealth in the area. ZIP code 33131, which includes much of Brickell and part of Downtown Miami, ranked first among South Florida ZIP codes in American City Business Journals’ 2026 Wealth Index.

Kastanis sees Brickell’s appeal among affluent and international buyers as tied to its combination of city living and a waterfront setting. Restaurants, hotels, shops and residential towers now share an area long associated with finance, with Coconut Grove, Key Biscayne and Miami Beach nearby.

As more high-end projects come to Brickell, Kastanis expects listings that are difficult to replicate to stand out, with unique characteristics related to aspects like architecture and amenities. “For me, the next phase is less about Brickell simply becoming more expensive and more about it becoming more refined,” he said.
