Dallas, TX
In Dallas-Fort Worth, many of the region’s most amenity-rich master-planned communities are built around the spaces residents use between school, work, weekends, and everyday routines: trails, pools, lakes, fitness centers, parks, restaurants, event lawns, and gathering spaces. Across the metroplex, these five communities stand out for their high-end amenity profiles.
Windsong Ranch
In Prosper, Windsong Ranch is one of North Texas’s most prominent examples of resort-style master planning. The community spans more than 2,000 acres, including 600 acres of open space, lakes, wooded creeks, parks, trails, fields, and resort-style amenities. Its best-known feature is The Lagoon, a five-acre freshwater amenity with clear water, white sand beaches, grilling stations, beach volleyball, a children’s play area, and access to activities such as kayaking and paddleboarding.
Beyond the lagoon, Windsong Ranch offers a broad amenity program, including The Commons, The Bridge, sports courts, fitness, pools, a splash park, a community garden, an 18-hole disc golf course, a mountain biking course, and more than 30 miles of hike-and-bike trails. The result is a community where the amenities are not limited to one central clubhouse; they are spread across the larger plan and support a more active, year-round neighborhood experience.

Mustang Lakes
Mustang Lakes, in Celina, is known for its lakeside recreation and wide range of amenities. The community was developed on former ranch land, giving it a less urbanized feel than many master-planned neighborhoods. Its centerpiece is The Club at Mustang Lakes, which the community markets as North Texas’s largest amenity center, with a resort-style pool, cabanas, indoor and outdoor entertaining areas, a fitness center, and an amphitheater.
The surrounding 20-acre central park adds hiking trails, mature trees, tennis courts, sport courts, and a private lake with an island. Together, those features give Mustang Lakes a recreation-forward setting built around water, green space, and a major clubhouse hub.
Light Farms
Also in Celina, Light Farms is built around everyday outdoor use and neighborhood programming. The community covers 1,070 acres and includes resort-style pools, a fitness center, front-yard maintenance, and a calendar of more than 200 events and activities each year. It also includes The Nook, a community restaurant serving breakfast, lunch, and dinner.
Light Farms’s outdoor network is one of its strongest features. The community includes more than 13 miles of trails and more than 240 acres of green space, including parks, greenbelts, picnic areas, playgrounds, and community lawns.
Viridian
In Arlington, Viridian brings a larger mixed-use and nature-focused approach to master-planned living. The 2,000-acre master plan includes five major lakes, 500 acres of open space, and another 500 acres of lakes, rivers, streams, and wetlands. Its scale allows the community to feel like a connected district, with parks, trails, water, open space, and neighborhood gathering areas.
The Viridian Lake Club is one of the main amenities, set on a six-acre peninsula overlooking Lake Viridian with five pools, a pavilion, and a small amphitheater. The broader amenity list includes trails, canoe and kayak access, parks, playgrounds, pickleball, a sailing center, dog parks, and a 150-acre wooded conservation area. Viridian also holds Audubon International Gold Signature Sanctuary certification, reinforcing its emphasis on open space and environmental planning.
Canyon Falls
Canyon Falls, located where Northlake, Argyle, and Flower Mound meet, offers one of the more terrain-driven settings among DFW master-planned communities. The community spans about 1,200 acres and is shaped by rolling land, high bluffs, mature trees, and Graham Branch Creek. More than 400 acres are devoted to parks, trails, recreational amenities, and natural open space.
The amenity package includes Canyon Falls Club, with a fitness center, clubhouse, splash pad, and infinity pool, along with resort-style pools, playgrounds, catch-and-release fishing ponds, a dog park, a historic Hay Barn, and lifestyle programming. The trail system includes approximately 14 miles of paved and natural-surface trails.
