Charlevoix, MI
Michigan’s lake markets remain some of the Midwest’s most distinctive luxury real estate destinations, shaped by their scenic waterfronts, resort-town atmospheres, and limited high-end inventory. While the broader U.S. housing market has become more selective, Northern Michigan continues to stand out as a strong option for buyers who want a home tied to lifestyle as much as long-term value.
Below are five of the state’s top lake communities this year, each with qualities that continue to appeal to high-end buyers, from constrained supply and water access to walkable downtowns and settings that support both seasonal and year-round living.
Petoskey
Petoskey has become one of Michigan’s luxury lake-market standouts. According to Realtor.com’s March 2026 luxury report, the city had a median listing price of about $1.11 million, with 53% of active listings priced at $1 million or above. The report also noted that the 90th percentile reached $3.5 million, suggesting lakefront and resort-oriented properties carry much of the upper-end activity.
Petoskey offers a historic downtown with access to Little Traverse Bay and proximity to other high-end Northern Michigan destinations, including Bay Harbor, Harbor Springs, and Walloon Lake. For luxury buyers, the area’s appeal comes from its ability to function as both a second-home market and a year-round community with restaurants, shops, and outdoor recreation.

Traverse City
Traverse City is one of Michigan’s most recognizable lake markets, with Grand Traverse Bay, a strong food and wine scene, and an active downtown area. It has broader inventory than some smaller resort towns, giving it a lifestyle-driven profile with more depth across price points.
The current data shows a market that remains active but not overheated in the same way it was during the pandemic-era surge. Redfin reported a March median sale price of $470,000, up 30.6% year over year, with homes spending a median of 77 days on the market. That combination points to continued demand, but also to a buyer pool that has more time to compare properties than it did during the most competitive years.
Harbor Springs
Harbor Springs has an established, quieter form of prestige. Its appeal is tied to Little Traverse Bay, historic homes, marina access, golf, and a long-standing reputation as one of Northern Michigan’s classic resort communities.
Realtor.com lists Harbor Springs with a median listing price of about $846,100 based on April data, up 11.34% year-over-year. The market is still premium by regional standards, but it also offers a wider range of properties than the highest-end waterfront enclaves nearby.
Charlevoix
Charlevoix offers access to Lake Michigan, Lake Charlevoix, and Round Lake. Its downtown, marina setting, and distinctive residential character make it one of the state’s most recognizable waterfront towns, while its pricing can be more approachable than Petoskey or Harbor Springs.
Realtor.com lists Charlevoix with a March median listing price of $499,000, while also classifying it as a buyer’s market. For luxury buyers, that can mean more room to compare options, especially for those seeking waterfront access, historic homes, or proximity to Northern Michigan’s resort corridor without the same pricing pressure seen in Petoskey.
Mackinac Island
Mackinac Island is a scarcity-driven destination, with distinguishing traits like a car-free environment, historic architecture, and an iconic position in Michigan tourism. The market is small, and available inventory can shift quickly.
