Nobu’s first residential concept in Miami is planned for Brickell’s waterfront, where a 75-story tower developed by 13th Floor Investments and Key International will offer views of Biscayne Bay, the ocean, and Brickell Key, along with an extensive slate of wellness amenities.
The project is expected to include 296 residences, with homes ranging from one-bedroom layouts to sky villas and penthouses. Prices start at $3 million and extend to more than $60 million. According to the development team, approximately $1 billion in residences have already been reserved, with construction expected to begin within the next year.

Many residences will feature full-height glass, large terraces, and open layouts shaped around the waterfront setting. Select homes will also include private outdoor summer kitchens.

Foster + Partners designed the building in collaboration with Sieger Suarez. The tower’s twisting form, with residences planned across five vertical clusters, is intended to orient homes toward views of Biscayne Bay, the ocean, and Brickell Key. A continuous balcony ribbon will also wrap the exterior.

A major part of the project is its wellness program. The development team has committed $25 million to Wellness and Longevity by Nobu, a collection of spa, recovery, and health-focused amenities planned for residents. The program is expected to include treatment rooms, physical therapy facilities, a full-service spa, a fitness studio overlooking Biscayne Bay, and recovery-focused offerings such as cryotherapy, hyperbaric oxygen therapy, IV and peptide therapy, ozone therapy, an e-salt cabin, and a neural rest therapy pod.

Nobu Hospitality will oversee the dining program. A full-scale Nobu restaurant is planned at the base of the tower, which would make it Miami’s second Nobu restaurant. Residents are also expected to have access to private dining services, including a resident-only poolside Nobu café, in-residence dining, private chef services, and dining to-go.
