Miami’s luxury condominium market has long been shaped by height, branding, and a long list of amenities. META Development broke ground on OPUS Coconut Grove this week, and the 14-residence building enters the market at a time when some high-end buyers are showing stronger interest in lower-density living, privacy, and a more tailored residential experience.

That trend is especially notable in Coconut Grove, where the character of the neighborhood has long set it apart from other parts of Miami’s luxury landscape. With its more residential feel, the area has continued to draw buyers who want access to Miami’s waterfront lifestyle without the scale or pace of the larger tower corridors. In that context, OPUS feels closely aligned with its setting.

META Development is positioning the project around its “Go Boutique” approach, with 12 residences and two penthouses. By Miami standards, that is a notably limited offering. The project is already more than 50 percent sold, an early sign that the boutique segment continues to resonate with buyers looking above the $3 million mark.

Designed by Kobi Karp, with interiors by Brazilian designer João Armentano, the residences begin at about 1,900 square feet, and corner units include wraparound terraces that extend the living space outward. Rather than leaning on oversized common areas or a long amenity roster, the project keeps its focus on a smaller set of features tied more directly to daily use.

Those include a rooftop pool and spacious sun deck, spa facilities with sauna and steam rooms, and a TECHNOGYM fitness center overlooking the city and bay. The lobby has a relaxed atmosphere with warm design elements, while parking will be handled through an autonomous Klaus system with EV charging and up to three spaces per residence. Additional amenities include a children’s playroom, private business suites, and indoor and outdoor lounges with kitchen and barbecue areas. The emphasis is on livability, which is increasingly part of the conversation in boutique luxury development.

The financial backing adds another layer of market confidence. META Development secured a $28 million construction loan from Arixa Capital as the project entered vertical construction, and sales are being handled exclusively by The Nicolas Group at SERHANT., a team known for representing low-density luxury residences in Miami.

With completion projected for 2027, OPUS Coconut Grove stands as a clear example of where part of Miami’s luxury sector appears to be heading. Large-scale projects still define much of the skyline, but smaller developments with limited inventory, established neighborhoods, and a more restrained approach are continuing to carve out a meaningful place at the upper end of the market.
