Sales Launch at LILLI, Bringing Luxury Residences to Miami’s Edgewater Neighborhood

OKO Group has launched sales at LILLI, a 53-story condominium planned along Biscayne Bay in Miami’s Edgewater neighborhood. The development will introduce 117 residences with expansive terraces and amenities centered on wellness and waterfront living.

LILLI is being developed by the Miami-based company founded by Vlad Doronin. Adrian Smith + Gordon Gill Architecture designed the tower, which takes its name and design inspiration from the lily flower. Its bayfront setting will provide views across Biscayne Bay toward Miami Beach and the Miami skyline.

The limited number of residences is intended to create a more private environment than is typically found in a tower of its size. The tower will have two or three homes per floor, each accessed directly by a private elevator.

Layouts range from one to four bedrooms, along with a collection of penthouses, and span approximately 1,350 to 6,850 square feet. Ceiling heights will range from 10 to 12 feet, while floor-to-ceiling windows are designed to bring natural light and water views into the interiors. Balconies extending approximately 10 feet deep will create substantial outdoor living areas overlooking the bay.

The building’s amenities are organized around four themes—Movement, Recovery, Nourishment, and Connection—with spaces intended to support residents’ physical and social well-being. Plans include a spa, fitness center, bayfront pool deck, and private sunset garden.

Residents will also have direct access to the Baywalk, placing the building along Edgewater’s waterfront pedestrian route. Nearby restaurants include Amara at Paraiso and Klaw, while the Miami Design District, Wynwood, Downtown Miami, Brickell, and Miami Beach are all within reach.

Pérez Art Museum Miami, the Phillip and Patricia Frost Museum of Science, and the Adrienne Arsht Center are also nearby.

The project adds another high-end residential development to Edgewater, combining a bayfront location with proximity to Miami’s major business and cultural districts.
