With the U.S. Open underway in Queens, racquet sports are in the spotlight in New York this month. Participation is rising beyond the professional game as well. USTA Eastern reported 2.6 million tennis players across New York and northern New Jersey in 2025, up from 2.3 million a year earlier, while pickleball participation reached 24.3 million nationally.

Residential developments are also making room for racquet sports as part of their amenity offerings. Across the New York area, developers are finding ways to accommodate them within buildings, through sports simulators, and in outdoor amenity spaces. These three residential developments offer residents opportunities to take part in racquet sports close to home.

Virtual Racquet Sports at Sutton Tower

Sutton Tower, the Thomas Juul-Hansen-designed condominium along Manhattan’s East Side, incorporates racquet play into The Sutton Club, its five-floor amenity collection spanning more than 22,000 square feet.

A multi-sport simulator allows residents to practice virtual racquet sports indoors throughout the year, while residents can also play ping pong at dedicated tables. The recreation spaces also include a 50-foot pool, along with boxing and movement studios.

A Regulation Squash Court on the Upper West Side

At 250 West 96th Street, another Thomas Juul-Hansen-designed condominium, residents have access to a regulation squash court within the building’s indoor fitness spaces.

A basketball hoop allows the court to accommodate basketball as well. Nearby amenities include a 75-foot saltwater lap pool, spa pool, Pilates room, sauna, and steam room.

Pickleball at Liora Club & Residences

The approach is more resort-oriented at Liora Club & Residences, a new 128-residence condominium one block from the beach in Long Branch, New Jersey.

Two dedicated pickleball courts sit among more than 41,000 square feet of indoor and outdoor amenities. They share the landscaped outdoor area with a pool, private cabanas, lawn games, fire pits, and places to gather.
