One of Eight Homes on La Jolla’s Billionaire’s Bluff Lists for $21.5 Million

A rare oceanfront property has come to market along one of La Jolla’s most exclusive residential enclaves. Priced at $21.5 million, the estate is one of only eight homes on the stretch known as Billionaire’s Bluff, neighboring the property involved in San Diego County’s record-setting $57 million residential sale.

Completed in 2010 after nearly a decade of design and construction, the more than 10,700-square-foot residence was built for George Krikorian, founder of Krikorian Premiere Theatres, the movie theater chain he established in 1984. His background in the theater industry influenced one of the home’s standout spaces: an exceptionally elaborate private theater.

The theater centers on a 22-foot wall-to-wall screen that can be adjusted for different film formats. Stadium seating features electronically powered reclining seats, while a high-end Klipsch surround-sound system includes speakers behind the screen, in the ceiling, and throughout the walls. The room was also professionally soundproofed and fitted with acoustic wall panels to improve sound quality and limit noise transmission. Its finishes are equally distinctive. The ceiling was hand-painted, fully varnished, and accented with real silver and gold.

Beyond the theater, a full-size, two-lane bowling alley serves as another distinctive entertainment space. The saltwater pool and spa, along with many areas of the home, offer views extending from La Jolla Cove past Scripps Pier and north toward Dana Point, while direct beach access leads to La Jolla Shores.

The gated compound includes a five-bedroom main residence and a detached guest house with two additional suites. Located in an area where development is now subject to considerably tighter restrictions, recreating a residence of this size with direct beach access would be difficult today.
