On the Upper West Side, The Astor, completed in 1901, reflects a classic Manhattan approach to architecture: ornament with intention and materials chosen to endure. With the recent sale of Residence 723, listed for $7.95 million, the restored property has officially closed out its final residence, marking the completion of a carefully executed revival.

Residence 723 spans 3,788 square feet with five bedrooms and five-and-a-half bathrooms. Ten-foot ceilings and oversized windows deliver consistent natural light throughout, while five-inch herringbone floors in rift- and quartered white oak—subtly inlaid with walnut—add texture and structure without feeling ornamental.

A formal entry gallery opens to a great room and kitchen overlooking Broadway. The layout balances openness with definition, allowing the main living spaces to feel social and expansive while still offering distinct zones suited to everyday life.

The kitchen is finished in white lacquer and stained oak cabinetry, paired with Calacatta Gold countertops and backsplash. Integrated appliances from Gaggenau, Miele, and Sub-Zero are built in cleanly—supporting serious cooking without turning the space into a showpiece.

A library and media room adds flexibility, offering a quieter setting for work or an enclosed option for movie nights when the main living areas are in use.

The primary suite occupies its own wing, with eastern exposures and a generous walk-in closet. The primary bath emphasizes material richness and restraint: Calacatta Gold, Nero Gold, and Tundra Grey marble, complemented by a Haisa marble mosaic feature wall. A freestanding tub and oversized glass shower are paired with custom cerused and grey-stained white oak vanity millwork, Lefroy Brooks hardware, and radiant heated floors. An adjacent study provides a more private workspace removed from the home’s primary circulation.

Four additional bedrooms, each with an en-suite bath, continue the same level of finish—Lefroy Brooks fixtures, Glassos tile, custom frameless medicine cabinets, and Kohler undermount porcelain sinks. A powder room finished in Nordic Grey Stone with a polished Glassos countertop serves the main living areas.

Practical considerations are integrated throughout, including double-paned insulated windows, individual climate control in each room, and Valli & Valli hardware. The residence is pre-wired for motorized shades and home automation, with connectivity options including Verizon Fios.

At the building level, amenities include 24-hour concierge service, a fitness center, a children’s playroom, bike storage, and private storage units.

With the restoration complete and all residences now sold, Residence 723 stands as the final expression of The Astor’s return—defined by scale, light, and an uncompromising approach to materials.
